NOTE: Prices are in Australian Dollars. Rates are based on 4 persons. For the Lodge there is an additional fixed charge of $20.00 per person per night will be charged over four persons (to a maximum of six) to cover linen costs and cleaning etc.

CONDITIONS OF TENANCY

We are committed to providing you with the most enjoyable stay with us however, to ensure the quiet and good order of the neighbourhood please ensure noise is kept to a minimum after 9.30pm

Strictly no parties without prior arrangement

The premises are let strictly for the enjoyment and use of the number of people stated on this letter i.e. the number of people occupying or using the premises shall not exceed the party size agreed at the time of booking unless prior permission is sought.

Guests are kindly asked to refrain from smoking inside the house. Please use the deck area for this purpose

Pets are welcome however, they are strictly not permitted inside the house or a cleaning fee of $150.00 will be incurred. Please ensure barking is kept to a minimum.

The premises are let to you only for the period stated on the letter of confirmation

The premises are available after 1.30 p.m. on the day of arrival and are to be vacated by 9.30 am unless arrangements are made.

The premises are to be left in a clean and tidy condition. Please place rubbish in the bin before departing, red for general garbage and yellow is for recycling

20% rental is required as deposit with the balance payable 14 days before arrival, this will automatically be deducted from your credit card unless otherwise advised

In the event of cancellation within 45 days deposit and repayments are not refundable unless the property is rebooked for the entire period.

In the event of any cancellation made by the Principal a full refund of all monies paid will be given.

The number of occupants or persons using the property must not exceed the number stated in confirmation at any time

All damages, breakage's or losses to the property and/or furniture are to be reported and paid for immediately

Fish are not to be cleaned or oysters opened on the property

The Principal accepts no responsibility for loss, injury or damage to any member of the hirer’s party or their property, however caused, arising in any manner out of the let of the premises.
